The Hotel del Coronado has stood at the edge of the Pacific since 1888—a National Historic Landmark and one of the most iconic and accessible resorts on the West Coast. By combining technical expertise with sensitivity to history and storytelling, obrARCHITECTURE, A Lionakis Company, has partnered with the Hotel del Coronado over a multi-phased Master Plan implementation to advance its vision of inclusive hospitality. The result is a series of thoughtful upgrades that protect the legacy of the Del while making it more welcoming and accessible for all visitors.

The work spans the full property and includes ADA renovations across the historic campus; the Oxford Building reimagined as a "Time Machine" for work and travel; the 1889 Ice House transformed into a museum of the Hotel's rich history; the original Power Plant restored as the Del's Facilities Offices; and the Laundry Building sensitively improved with finishes that celebrate rather than conceal its existing character.

The South Beach development introduces a new entry sequence along Avenida Del Sol, connecting a new Conference Center and residential-style resort accommodations to the historic Industrial Area. A four-phased retail renovation modernizes the Victorian Building's ground-floor corridor, and a collaboration with Hirsch Bedner Associates refreshes 78 Beach Village units across 11 villas and cottages.

Across all phases, the approach is consistent: minimal, non-invasive interventions that honor the Del's Victorian character while making it more welcoming and competitive for generations to come.
